Investment Criteria
Living Well Communities undertake a comprehensive due diligence process to ensure that potential investment opportunities satisfy our investment criteria.
Our investment criteria include:
- Profitable direct land development opportunities in South East Asia, specifically Indonesia, that would suit the development of a seniors living community;
- Availability of local project partners that will support development and operational objectives;
- Land located in emerging residential areas that still contain unrecognized long term value;
- Projects that deliver minimum 25% internal rate of return on equity and meet minimum hurdle requirements for development margin;
- Projects that can be developed directly or in conjunction with local partner/s;
- Projects with clear take out – either through dwelling sales, head lease or leasing;
- Closed ended projects that have a well identified short to medium term exit plan.
Living Well Communities utilizes its internal management resources and external partner consultants to conduct full site and project feasibility analyses and investment analysis before recommending a project for investment consideration.
